About Darwin Homes

At Darwin Homes, we fundamentally believe that the rental experience is broken. Too often, property management—serving as the middleman between investors and residents—often means shoddy service, hidden fees, and inefficient processes that shortchange everybody involved. Darwin was built to make residents' and owners' lives easier through an innovative ecosystem of technologies. We have created the best product in the market for residents to discover, tour, and lease their future home; and for owners to have complete peace of mind from our modern management and leasing services built around our core values of transparency and professionalism. Darwin Homes is the destination for single-family rental services for property owners and residents.

The Team

The Darwin Homes team is composed of a diverse set of alumni from DoorDash, Square, Facebook, Apple, LinkedIn, and other top technology companies. The founders and executive team have over 30+ years of combined experience in scaling disruptive technology and operations-focused businesses. Darwin Homes was backed by top Silicon Valley venture capital (Khosla, Fifth Wall) and was acquired by Pagaya Technologies, a publicly traded company, in early 2023. Pagaya is an AI/ML data technology company with offices in Tel Aviv and New York.

The Role

We are seeking a VP of Finance to lead Darwin's Finance organization, overseeing Corporate Finance, Property Management Accounting, and Finance Shared Services (AP, AR, and Treasury). This individual will drive financial performance, operational efficiency, and profitability while ensuring strong financial controls and accountability across the business. The ideal candidate combines financial expertise with commercial acumen and an operator's mindset, bringing strategic thinking, hands-on leadership, and a bias toward execution.

Key Responsibilities

• Financial Strategy & Business Performance
• • Partner with executive leadership to develop financial plans aligned with growth, profitability, and operational objectives.
  • Establish clear financial performance measures across business units, clients, and operational functions.
  • Analyze revenue, margins, operating expenses, and profitability to identify opportunities for improvement.
  • Develop financial models to support strategic initiatives, organizational changes, new client onboarding, and business expansion.
• Corporate Finance & Financial Planning
• • Lead corporate finance operations, including FP&A, corporate accounting, financial reporting, budgeting, forecasting, and cash flow management.
  • Own annual budgeting, rolling forecasts, and long-range financial planning.
  • Oversee the corporate financial close, reconciliations, and preparation of accurate and timely financial statements.
  • Lead monthly financial reporting, including budget-to-actual analysis, variance explanations, and forward-looking projections.
  • Establish the internal financial capabilities and processes necessary for Darwin to independently manage its day-to-day corporate finance activities.
• Property Management Accounting
• • Lead the Property Management Accounting function, ensuring accurate, timely, and compliant financial operations across managed portfolios.
  • Oversee property-level accounting, including owner financial reporting, trust accounting, reconciliations, and financial close processes.
  • Ensure accurate calculation, recording, and reconciliation of management fees, leasing fees, renewal fees, and other contractual revenues.
  • Establish consistent accounting policies, procedures, and controls across client portfolios and legal entities.
  • Identify opportunities to standardize and automate property accounting processes as the business scales.
  • Identify revenue leakage, billing inaccuracies, and opportunities to improve monetization of existing services.
• Finance Shared Services, AP/AR & Treasury
• • Oversee Finance Shared Services, including Accounts Payable, Accounts Receivable, Treasury, and payment operations.
  • Ensure timely and accurate processing of vendor payments, receivables, cash transactions, and financial reconciliations.
  • Establish effective cash management practices, including cash flow forecasting, liquidity management, and treasury controls.
  • Monitor receivables, collections, and payment performance, identifying opportunities to improve working capital and cash conversion.
  • Drive operational efficiency through process standardization, automation, and improved financial systems.
• Unit Economics & Operational Finance
• • Develop and maintain a comprehensive understanding of Darwin's unit economics, including revenue, direct costs, shared services allocations, and contribution margin per home under management.
  • Partner with Operations to evaluate staffing productivity, cost-to-serve, and organizational efficiency.
  • Establish financial benchmarks across client portfolios, operational teams, and service lines.
  • Identify opportunities to improve operating leverage as the company scales.
  • Evaluate the financial impact of technology, automation, vendor consolidation, and process improvements.
  • Ensure new client engagements and portfolio expansions meet established profitability and contribution margin expectations.
• Financial Controls, Compliance & Risk Management
• • Establish and maintain robust financial controls, accounting policies, and governance across the Finance organization.
  • Oversee SOX-related controls, financial reconciliations, and audit readiness, where applicable.
  • Ensure compliance with applicable accounting standards, financial regulations, and contractual requirements.
  • Coordinate with external auditors, tax advisors, and other financial stakeholders as required.
• Leadership & Cross-Functional Partnership
• • Lead, develop, and hold accountable the Finance organization, establishing clear ownership, performance expectations, and operating rhythms.
  • Serve as a trusted financial partner to executive leadership.
  • Work closely with Operations to connect financial outcomes with business decisions.
  • Build a culture of financial discipline, transparency, and data-driven decision-making.
  • Develop a scalable Finance organization capable of supporting continued business growth without proportional increases in overhead.

Qualifications & Experience

Required
